Most agents advise on property. I have been buying, holding, and selling it here since 1994 — homes, rentals, and apartment buildings, through every market Denver has thrown at us. After hundreds of transactions, I now take a limited number of clients each year, by choice. The ones I take get all of me.

The difference

I am not the busiest agent in Denver. That is the point.

There is a category of judgment you can only get by owning. What a roof actually costs in year eleven. Which inspection objections hold up and which ones cost you the house. How a rental performs in February, not on a spreadsheet. Why the exit matters more than the entry.

I learned all of it as a principal — signing the note, carrying the vacancy, taking the loss in 2008 and staying in the business anyway. These days I keep my client list short on purpose. Volume is a brokerage metric. Judgment, availability, and a straight answer are what you are actually hiring.

Denver is not a market to me. It is home.

I graduated from the University of Colorado in 1990 and bought my first property four years later. I have been an owner ever since — single-family rentals, short-term rentals, and apartment buildings, managed through good markets and through 2008.

Somewhere in there I built a brokerage practice around the same work, and eventually co-founded Brix Real Estate with my husband Jeff, who is also our in-house counsel. What I do for clients is what I have done for my own account for three decades: read the property, read the numbers, read the contract, and say what I actually think.

I have raised three children in this city, one with special needs. It taught me to think about a house in decades — accessibility, adaptability, and who will live in it later. Much of my life outside the business goes to charitable work here in Denver; I would rather it stay quiet than become a marketing line. What it does mean for clients is a network built over thirty years of showing up — contractors, lenders, inspectors, attorneys, and property managers I would use myself, because I do.

I co-own Brix Real Estate, a Denver brokerage with in-house counsel. Corporon & Associates, LLC serves as in-house counsel to the brokerage, and Jeff Corporon has been a licensed Colorado attorney since 1995.

Most brokerages hand you a stack of state forms and hope for the best. If something surfaces after closing, you are the one calling a lawyer and paying by the hour. We would rather catch it in the contract.

Plenty of agents will tell you what your house is worth in order to win the listing. I would rather tell you what it will sell for, and then go get it.

  • OneThe walkthrough. I see the house before I give you a number. Photographs and tax records do not tell me what a buyer will feel in the entry.
  • TwoThe number. Priced on live comparable sales and what is actually under contract right now, with the reasoning shown to you.
  • ThreeWhat to fix, and what to leave. Most sellers overspend on preparation. I will tell you the two or three items that return money and talk you out of the rest.
